Innovative Loan Program to Expand Attainable Homeownership Amid Nationwide Shortage

MARYVILLE, Tenn., September 17, 2025 – Clayton, a leading national builder of single-family attainable housing, commends Freddie Mac® and Fannie Mae® for expanding their CrossMod financing programs to include single-section CrossMod homes, marking an industry-wide alignment that will help real estate agents, builders and developers reach an underserved segment of the housing market while increasing the availability of new attainable homes in urban, suburban and rural locations across the nation. With this update, single-section CrossMod homes will now be eligible for FHA mortgage programs as well.
“Clayton joins the entire industry applauding the GSEs for embracing the single-section home floor plan to their existing CrossMod mortgage programs,” said Kevin Clayton, CEO. “This important update opens doors to new, attainable and energy efficient homeownership options for families, especially in cities and suburban neighborhoods in need of affordable housing supply.”
Available in most markets for around $200,000 including the cost of land, single-section CrossMod homes help unlock a new pricing option bracket and address a significant supply gap in the market for entry-level and mid-tier housing. Today, approximately 75% of U.S. households -- about 100.6 million – cannot afford a median-priced new home at roughly $460,000.1
Single-section CrossMod homes are a category of single-family housing and utilize a streamlined off-site construction process, offering an efficient solution to the nation’s housing shortage. Clayton has previously showcased a single-section CrossMod at the annual Berkshire Hathaway Shareholder Meeting, demonstrating how this front-loaded layout and size can fit seamlessly into neighborhoods and urban lots, creating new affordable housing opportunities for developer partners and homebuyers.
CrossMod homes combine the scale and efficiency of off-site construction with site-built features, resulting in a home that looks, performs and appraises the same as a traditional site-built home. With the new addition, single-section CrossMod homes will now qualify for the same loan programs that previously applied only to multi-section CrossMod homes, expanding opportunities for more people to achieve homeownership and build equity.
